With split contracts the client ends up coordinating designers, permitting engineers and subcontractors — and when something goes wrong, nobody owns it. A turnkey contract means one contractor, one schedule and one contract price. We carry the coordination risk, not you.

The five stages

1 · Feasibility

We assess your site, operation and budget and deliver a realistic cost and schedule range before you commit. We look at land use, planning terms, heavy-vehicle access, available utilities and stormwater discharge. This stage often prevents the wrong plot from being bought.

2 · Design & engineering

Architectural, structural and MEP design in-house — technical decisions in hours, not weeks. When a layout change affects the structure and the services, it is carried through all three disciplines at once. Design follows the Eurocodes, using the seismic action for the project's location.

3 · Permitting

Building permit, environmental approvals, operating licence and utility connections. The files start alongside detailed design, because approvals are sequential and never fully within the contractor's control. We prepare, submit and track them through to the start of operation.

4 · Construction

Execution with weekly progress reporting, quality control and ISO 45001 site safety. You have one point of contact for the whole project and a schedule updated in writing at every change. Subcontractors are coordinated by us: neither their programming nor their liability passes to you.

5 · Handover & support

Commissioning, documentation, as-built drawings and post-handover support. The file includes material certificates, inspection reports and as-built drawings, so any future extension or change of use does not start with a survey. We hand over a facility ready to accept your equipment.

How the price is built

A price for an industrial building without a design means nothing. The same floor area can cost several times more depending on clear height, spans, floor loads, the extent of MEP installations and fire protection requirements.

That is why the price is built in two steps. First the feasibility study gives a realistic range, based on the use, the site and the equipment. Then, once the design is fixed, the range becomes a contract price with a clearly defined scope.

The three factors that move cost most are the structural system, the floor specification and the extent of the service networks. At feasibility stage we present alternatives for each, so the decision is made on evidence rather than on estimate.

What exactly does turnkey include?

Everything from feasibility to handover: design, permitting, construction, MEP, external works and commissioning. You receive a facility ready to accept your equipment.

Is it more expensive than split contracts?

The initial quote often looks higher because it includes what split contracts surface later as extras. On final cost, single accountability usually comes out cheaper — and clearly less risky.

What if I change my mind during construction?

Variations are priced transparently on actual cost and the schedule is updated in writing before we proceed. No surprises in the final invoice.

Who is liable for a design error?

We are. That is the substantive advantage: when design and construction sit in one contract, liability cannot be shifted to a third party.

How long does it take in total?

For a typical industrial project, 3 to 8 months of permitting and 8 to 18 months of construction. The feasibility study gives a concrete schedule for your project.

Is the price fixed?

Yes, from the moment the design is finalised and the scope defined. Before that we give a range rather than a price, because a price without a design binds no one. Variations you request later are priced transparently and approved in writing before they are carried out.

What do you need from us to start?

Site details, the intended use and capacity, the equipment list if there is one, and your budget and delivery horizon. That is enough to start the feasibility study. You do not need a completed design or a finalised layout.

How do I follow progress?

Through a weekly progress report and a single point of contact for the whole project. Every change to schedule or scope is recorded in writing, so you never have to coordinate designers and subcontractors yourself to find out where the project stands.
